Since Hurrican Katrina, we have seen a most unusual real estate market with changing trends, niche driven, with numerous federal and state lending and grant programs available. There is GoZone (extended to 2010), Tax Credit Lending for Affordable Housing, U.S. Dept of Housing Community Development Block Grant Funds, Work Force Housing Programs and a huge cut in the local bank loan rate.
As I am local to the area and am aware of new post-Katrina projects announced and under construction, as well. I thought it would be of value to compile a synopsis on these projects and will update.
1. Riveria Hills, a new 240 unit condo project in St. Martin, just east of D'Iberville, on north Back Bay, with a marina, concrete floating docks, geared to permanent residences.
2. Bayview Casino, 350M, also on the south side of Back Bay in Biloxi by Boomtown Casino, approved and announced in our SunHerald newspaper 3/21/2008, hotel and casino
3. Margaritaville Casino, Jimmy Buffet/Harrahs project. 700M project on 46 acres located on the south side of HWY 90.
4. Expanion of MS Coast Coliseum and Convention Center, about 60% complete.
5. Gulfport Yacht Club, $8,000,000 project to open July 1, 2008
6. U.S. Coast Guard Station, $4,000,000 project, 70% complete, Gulfport Harbor
