Due to the number of recent foreclosures lately many attorneys have been overwelmed to the amount of short sale requests they are facing.  Conducting a short sale is very time consuming for any attorney. The amount of time that goes into this type of transaction is most likely not worth the amount of money attorneys get paid.  Therefore I have extended my services to meet your needs.  You may have a client who is facing a short sale situation and you are faced with solving this problem.  You now can turn to me for assistance.  I can take the file and negotiate the short sale for you.  Best of all is that my fees are FREE.  That's right our fees cost you or your client absolutely nothing.  Unlike most short sale companies I do not charge any upfront fees placing the pressure on me to get the deal done for you in a timely manner. 

Also you may find yourself facing a situation where your client is looking to do a short sale but do not know where to start.  I am a one stop shop and handle everything from marketing the property to negotiating the short sale with the lender. 

Again my fees for this are completely FREE OF CHARGE!  Now you can get back to concentrating on what you do best and us the same.

 

Agent Services

How many times did you come across a listing that was upside down?  Let's face it agents need to spend their time putting buyers and sellers together vs. figuring out how to bail someone out in foreclosure.  That's where I come in.  For all real estate agents I offer 2 types of services:

1.) If you have a client that is facing a short sale situation and you do not know how to help them out, refer them over to me.  That's it plain and simple.  I can then take the listing, market the property, and eventually negotiate the short sale for your client.  This way you can at least still offer a high level of service to your client.  Other than a name and number you will not be asked to do anything else.  Once the property closes you will be paid your referral fee. I cooperate with all licensed brokers.

2.) Many agents come across a situation where they have a contract and it is a short sale, but don't know what to do next.  You may have called several short sale companies or even attorneys and everyone is giving you the cold shoulder.  If you have a contract in hand I also will negotiate the short sale on your behalf.  Let's face it, attorneys generally are too busy to handle these types of situations or don't know how to and the same is with real estate agents.  You can give me a ring and then I will take the file from there.  Again all of my fees are built into the deal and costs you and your client nothing. Your commission is also not affected. This is what I do and would be glad to take it over for you.  That way you can concentrate on more sales instead of spending hours trying to figure out how this all works.
